BILTMORE Subdivision Covenants
Every homeowner in Biltmore NWA is part of the Property Owners Association. As such, every homeowner and resident agrees to the following mutually beneficial restrictions to maintain a beautiful neighborhood for all. Annual fees are $200, due every January for the fiscal year. The purpose of the POA is to manage and maintain common areas, enforce community rules, and protect property values by ensuring uniformity for the community.

The POA Board is responsible for:
Maintaining Financial records
Billing and receiving member dues
Enforcing community standards, guidelines, and policies
Processing architectural modification requests
Maintaining streetlights
Maintaining all common areas which consist of
The 13 flowerbeds at the neighborhood entrances and corner of Wallis & Rainbow Rd
The lawn maintenance on the exterior of the neighborhood
Mowing the retention ponds as indicated on the previous page
Providing stain for exterior fences on Wallis & Rainbow Roads
Scheduling annual meetings
Other community activities as requested (i.e. neighborhood yard sale weekend, holiday decorations, etc.)
Common compliance reminders:
YARDS & LANDSCAPING – No approval is necessary for planting of flowers, shrubs, or trees, except where it may affect easements or drainage onto adjacent Lots. Keep your front yard tidy, only porch furniture, flowerpots, etc. in front yards, and keep the grass mowed (under 6 in).
PARKING. Park only in garages, driveway, or approved driveway expansion areas. Do not park on the street overnight. Make your best efforts to park in the garage. No extra buildings or temporary shelters allowed from street-view
RV’S/TRAILERS/RECREATIONAL VEHICLES – Must be stored in the garage or behind a fence. No parking of any type of boat, RV, camper, etc., on grass, landscape, or sidewalks. Street parking of these items is prohibited.
TRASH CANS – Individual trash and recycling containers need to be stored neatly near your house. Trash and recycling containers must be brought back from the road after trash pickup.
ANIMALS – No animal, livestock, or poultry except dogs, cats, or other domestic pets may be kept and maintained, provided that owwners follow all applicable laws. Pet owners must provide containment or backyard fencing and are liable for all damages caused by their pets.
